More than two years after the Christchurch earthquake, some law firms are still finding it difficult to secure quality office space for their long term requirements.

“There’s not really a lot of good options in terms of location, quality of build and accessibility – a number just don’t stack up,” Chapman Tripp partner Andrew Woods told ALB. 

In the immediate aftermath to the earthquake, most CBD-based firms relocated to the suburbs of Christchurch with a view to returning to the CBD once suitable space became available. However, this second step has proven to be a challenging task.

At Chapman Tripp, a number of proposals have been ruled out because they relate to new developments occurring outside of the traditional CBD area.  Developers are apparently prioritising these projects over projects in the city centre because the sites are in better condition. “It’s easier to build on, the ground is in better condition and there’s less foundation work than the CBD,” Woods explained.

The location of these sites, slightly away from the traditional city centre, as well as what is perceived to be more modest scoping, is of concern to prospective tenants. “Developers are looking to squeeze onto an existing site and fill the existing footprint – but we are looking for something  [larger],” said Woods. “We don’t want to compromise and end up with something for the next ten years which our staff and clients won’t enjoy.”

Other firms have swooped on what little premium space that remains in the CBD. Simpson Grierson relocated back into central Christchurch in June this year with a move to the HSBC Tower in Worcester Boulevard. This tower survived the earthquake unscathed and was able to reopen for business not long after. “The high quality facilities at the new offices have been welcomed by clients and staff,” said chairman Kevin Jaffe. “The move also allows for the expansion of our Christchurch team going forward.”

One firm which intends to make a particular splash in Christchurch is Duncan Cotterill, which has signed a lease on a new building in the Knox Plaza development on Victoria St. The development, which is expected to open in October next year, will be solely occupied by Duncan Cotterill.
“[This] means we will have our own building, with our own naming and signage rights. We will be making a highly visible commitment to Christchurch, our clients will enjoy easy access and on-site parking, and our staff will be working in an excellent environment,” said CEO Terry McLaughlin.
